A Seller Inspection is a smart investment because it can:

  • provide a proactive selling approach and opportunity to address any issues prior to other agents and potential buyers touring the home.

  • give you the option to clarify or dispute misstatements in the inspection report prior to distribution.

  • advertise your listing as a Pre-Inspected Home with a Move-In Certified yard sign to attract potential buyers.

  • provide peace of mind to buyers.

  • allow buyers the option to utilize the pre-inspection report and waive their own inspection.

  • minimize the likelihood that the sale will fall apart if unexpected problems are revealed on a buyer initiated home inspection.

  • reduce costly surprises from a buyer initiate home inspection as well as providing full-disclosure protection from future legal claims.

What should I expect from a Move-In Certified Home Inspection

  • Expect a knowledgeable, personable, and professional inspector from Superior Home Inspections.  Questions are encouraged and welcomed!

  • Our goal is to provide quality inspections and include a comprehensive report for proactive consideration prior to selling the property.

  • A yard sign will be provided to the seller to help in advertising the home as having a Move-In Certified Home Inspection.

  • A full color report will be provided to the seller as well as a free book that outlines helpful information on property maintenance and home ownership.

  • Once the seller has an accepted offer on the home, the home inspector will offer to meet with the buyer to answer any questions regarding the home inspection and provide the property maintenance and home ownership book.

  • Superior Home Inspections follows the International Association of Certified Home Inspectors (InterNACHI) "Standards of Practice".  Your inspection will include visual inspection of the roof, exterior, foundation, basement, fireplace, attic, insulation, ventilation, doors, windows, heating system, cooling system, plumbing system, and electrical system.

Home Maintenance Book Is Included

Annual Home Maintenance can help you understand and plan for the demands of maintaining your home properly. Some tasks are seasonal, and some items require more frequent attention. Let me help you start on the path of responsible homeownership by identifying any issues, and educating you about what should be done each year to keep your home in top condition. Even if you’re a veteran homeowner, my inspection can verify whether your home’s maintenance is sufficient, or whether any problems have developed during the past year.
